What to do: If you come across an item that you think is underpriced, buy it. If you come across an item you think is overpriced, don't buy it. What not to do: If you come across an item you think is underpriced, don't buy it and end up being slapped in the face and left without a pink horse @SexMachine . If you come across an item you think is overpriced, since you know better then everybody else, jump in their thread and shit on it.
Let's be honest... This house is in the middle of a 6-7 Lich spawn. One could easily turn it into an Archer Turret that is automatically in range of several spawning Liches. Or used with a Dexxer running around, you have a pretty safe farm spot. The concept that some of you, who have been playing this game for as long as you have, would give @Stovokor grief over asking for what he did is bizarre. And how the mods allowed his post to be hijacked like it was is just shameful. If you don't like someone's personal value of something for sale, you skip the auction.
FYI, I want this house. I don't however have 1mill gold... but it would only take around 33,334 lichs to cover the cost... that's just over a year of nonstop killing @ 1 per 30 seconds.
Learn 2 math. More like 28 hours. And you don't loot scrolls? Well maybe you should, that would bump your payoff time to under 24 hours.
So let's analyze your comment. http://www.uorenaissance.com/info/Lich A single lich carries 260-350gp. Assuming they will average out after farming many, let's use a straight gold drop of 305gp. Now, 1mil / 305 = 3278.69 Liches. Knowing they spawn in numbers of 6-7... 3278.69 / 6 = 546.45 spawn sweeps. So let's say you clear the spawn every 30minutes. That means every hour you will clear the spawn twice (duh) so that means to recoup your money, you will only need 273.23 hours. But now let's say you do this clearing of the spawn twice per hour when you are on. Assuming someone plays for 3 hours per night every day, you would get 6 spawn clears. That means 273.23 / 3 = 91.08 days. Conclusion: So, a person only playing a limited amount of time every night would start to gain a profit after 3 months. But at the end of the day, this is also making a huge assumption that the buyer would not resell the house when done playing to recoup most of the initial capital investment. This is also making a huge mistake in ignoring plat drops, scroll drops, T-Map drops, and the rare repond drop that would drastically alter the cost benefit analysis.
Yeah I was gonna ask about the reponds. I remember farming liches and had to kill over 100 and not a single repond instrument or weapon so I wasn't sure if it was regular liches or lich lords that dropped them.
Going straight off the loot tables, mowing down ~3300 liches would yield another 16 plat and 33 level 3 T-Maps. Those alone would cover a quarter of the cost of this spot, and as you already noted, would further alter the cost benefit. Also I think your time estimate is a little high. (((1,000,000 gold cost / 305 gold per lich) * 30 seconds per lich kill) / 60 seconds per minute) / 60 minutes per hour) = ~27.3 hours

You really needed someone to go through the loot tables of liches and do all the math for you on how long it would take to pay off? I hope this doesn't become the norm, because it seems like asking an awful lot of someone just trying to sell a house. And even if it does become the norm, and if the auctioneer doesn't do a good job explaining the perks of a house, the answer is to not bid. Not to trash someone's thread.

More hours may have been spent commenting on this thread than would have actually been required to pay off this property. In fact, a new tamer who wants to play conservatively could farm >50k/hour at this spot and not have to make a single trip to the bank.
My time estimate is high on purpose. My desire was to present the worse case analysis. I assumed farming only 6 Liches. I assumed only playing 3 hours with bursts of activity at the house. If someone farmed aggressively, then you would be limited to respawn time, not time to kill.
The reason why @Stovokor used the word "legendary" is because this is one of if not THE best Lich spawn in the game. Might even be the best including dungeon spawns. I'm having a hard time remembering a dungeon spawn with 6-7 Liches...
Fair enough but there was a thread a week or so back where someone was offering 3 anchored boats at the top of the map where all non-bid posts were removed by mods. I'm not sure of the distinction between that post and this one.
It was initially stated in the description that bids only and all questions were to be pmed to seller. And people were ignoring that.
